Cold Creek Industrial Park

PBS was retained by Genteel Investments, LLC, to provide comprehensive land development consulting services for the completion of a 40-acre industrial park in Clark County, Washington. Our effort included in-house planning, permitting, civil and geotechnical engineering, natural resources, subconsultant oversight, and construction period services (ongoing).The results of our preliminary meetings and planning were a light industrial park unlike any other found in Southwest Washington. The ultimate development was envisioned to creatively incorporate Cold Creek into the site plan and enhance it as an aesthetic and functional amenity to the project.

PBS’ effort began with an assessment of the creek and associated wetlands along with a geotechnical soils investigation. Planning and engineering of the internal roadway ensued shortly thereafter with a unique, one-way, curvilinear design incorporating a reconfiguration and restoration of Cold Creek.

Extensive on-site civil engineering design was completed for the implementation of a new surface water amenity to the project. Incorporated into this naturescape are native landscape vegetation, boulder rock retaining walls, and safe pedestrian meandering paths with park benches for viewing and enjoyment of the natural area. The new creek channel also serves as a regional stormwater management facility for the entire 40-acre development. PBS worked closely with the presiding agencies, City of Vancouver, and Clark County, to successfully permit this complex endeavor.
